linehan construction contemporary new build

This project consisted of a single dwelling timber frame house split over 2 stories circa 3,500 sq ft. The house was built to an airtight spec using intello membrane, under floor heating and a heat recovery system ensuring a very warm eco-friendly house.

The renovation and restoration of this Georgian building required a lot of original stonework to be repaired and rebuilt whilst incorporating the clients needs to preserve as much structural features as possible.

This 4,000sq ft 4 bedroomed house was designed as two separate 2 storey buildings joined by two glass walkways which form an enclosed central courtyard. The glass walls of the courtyard are Viking bi-folding airtight doors which can be fully opened back to open up the courtyard.

This project involved an ambitious programme of restoration and repair to Summerland. The interiors have been restored and adapted to provide modern accommodation that is sympathetic to the original building; all the original details of the facades have been carefully restored and reinstated, to bring back the charme and allure of this marine villa in Monkstown

A traditional 2 storey 18th century farmhouse of mud and sod walling, in the beautiful setting of the Atlantic coast, was the original dwelling to which an extension to the back and to the side has been designed and constructed.

Building renovation Cork

The restoration of the large courtyard and outbuildings consisted of a barn, a cottage, extensive stone walls,  and ice house, barn with belfry and the courtyard itself.

Linehan construction house extensions

The clients approached us to design and build an extension to their city centre terraced cottage. A new 40sq m contemporary house extension was added to the rear to incorporate an open plan kitchen/dining/living room with large rear glass doors extending the width of the room to open onto the garden.

Building conservation Cork

The Innishannon church tower stands on the banks of the River Bandon in the historic ruins of St. Mary's Church. In earlier times records show that it had Cistercian links. From the middle of the 16th. century the church served as the Church of Ireland up to 1856 when the new Christ Church was built at the western end of the village.

New builds Cork City

These two new build homes were built on an elevated site on the eastern side of the Lough Road in Cork City. This project was designed and built to blend the contemporary design with traditional elements using many salvaged materials such as: salvaged brick, staircase and conservation roof lights alongside the high specification contemporary construction.

Restored half barrel ceiling

After originally being converted into a successful restaurant in 2003 the building was devastated by fire in 2005 leaving only the 4 walls standing. All original features were either completely destroyed or beyond repair. Hence began the monumental task of saving this piece of history.

Church before renovations began

Built pre-famine in 1837 under the patronage of Justin McCarthy of the McCarthy's of Cork and South Desmond. It went out of use in 1963 and fell into dereliction. We began this project renovation in 2004 and completed the project in less than 12 months.

Commercial building conservation

This project commenced in 2006, it was originally built in the 1800's as a soap factory. Work on this listed building included restoration of stonework, roof, internal fit of the showroom, installing of 35 windows, 2 shop fronts, an entrance porch and workshop.

This new build one-off home is a 5 bedroom 2,700 sq ft timber frame construction. The clients wanted a contemporary home but with some traditional and salvaged materials such as a reclaimed brick fireplace and feature reclaimed beams which give the house some unique character.
